Warren Beach development envisions six homes on seven waterfront acres near Fox Island Bridge
A rare development offering of six lots, each with nearly a hundred feet of waterfront, will soon be developed following the consolidation of seven parcels.
Bask Development put the project up for sale last week. Each of the six waterfront lots is about one acre, said Jim Peschek, the developer and owner of Bask. The Gig Harbor development company estimates that each parcel will sell for about $2 million, after which buyers will select a design-build home for their site.
Called Warren Beach, the project required the developer to acquire seven parcels of land comprising 6.97 acres, said Paige Schulte of Gig Harbor real estate firm Team Schulte & Co. The project has been in the planning stages for about two years, Peschek said.
“The land is southwest-facing, so there will be lots of natural light,” Schulte said. “It is one of the most rare stretches of developable land because it’s a large tract. Jim cares about the quality of development. He is good at making continuous spaces.”

Peschek said the project can move forward now that old improvements have been removed from the land. The waterfront lots are on Hales Passage, a south-facing bluff, according to the developer’s website. The address is 9204 Warren Dr., about a mile northwest of the Fox Island Bridge.
“It’s been a long time since there was a new build development that we can control the architecture and what we want it to look like, especially on the water,” Peschek said.
Shoreline development falls under special regulations, according to the state laws. Special land use requirements exist within 200 feet of a high water mark.
Graham Ranch
A Gig Harbor native, Peschek has been constructing new home developments in the community for several years.
He is also building 10 houses on 37 acres on Graham Ranch, at 40th Street NW and Wollochet Drive. The project is a partnership between Peschek’s company and the Allen Family Trust.
Like the Warren Beach project, Graham Ranch will featured a gated entrance.
Graham Ranch was originally a cattle ranch. The Allen Family purchased the property about a dozen years go.
Bask Design Build also worked on The Reserve on Fox Island, a 12-home community off 7th Court. The project spanned 50 acres, with 30 dedicated to trails and protection of the White Oak Reserve.
